What is AeroBarrier?
AeroBarrier is a proprietary process for automating the air-sealing process of single and multi-family homes, as well as commercial and institutional buildings.
How does it work?
Typically after the first layer of drywall mud/tape is applied our applicators arrive at the site to prep for sealing. This consists of covering any finished horizontal surfaces, HVAC penetrations, doors, etc. The sealing products do not adhere to vertical surfaces, such as windows, gypsum board, etc. A blower door is then attached to an exterior door and air is pumped inside to create a positive pressure forcing air out of any spots where leakage occurs. Once a positive pressure is established remote emitters inside begin to distribute an atomized caulking into the air (think of a fog of aerosolized caulking dispersed throughout each room). Due to the positive pressure created by the blower door, this caulking is forced to any areas of leakage where it will accumulate and seal up these weak points (effective from pin hole leaks to 1/2″ holes).
Aerobarrier software monitors the air tightness in real time before, during, and after the sealing process. Upon completion you will receive a report listing the air tightness before and after application. Typical results are reductions in passive air loss of 50+% with some results showing up to 90% improvements in air tightness.
Is it safe?
Yes. During the sealing process the site will be off limits and our technicians will wear appropriate PPE when inside to monitor the process. Upon completion you can safely return to the site immediately to commence work. The final product left from sealing is an acrylic caulking that has been in use for decades (simply altered to allow it to be aerosolized during application).
How long does the process take?
We will need to have exclusive access to the building for half to a full day for prep, sealing, and clean up. Work can resume immediately following clean up.
What does a builder need to do differently?
Nothing! One of the beauties of this system is that no changes to standard building practices need to occur. AeroBarrier does not replace the need for proper air sealing practices, but rather is a compliment to improve on existing building standards. Workers and equipment need to be removed from the building prior to our crew arriving. Visual confirmation of where the caulking accumulates during sealing indicates problematic areas/details and can therefore be a useful tool for trades to learn how to build subsequent homes with increased air tightness.
What about Building Code?
As we approach the 2030 goal of net zero buildings under NBC, mandatory air-tightness testing will have to be incorporated to ensure performance is maximized. Currently, AeroBarrier is the only system that can both automate and quantify this process in real time. Similarly, if a target air-tightness is required the real-time monitoring allows for the sealing process to continue until the target is reached.
What is the cost?
Cost is based on the square footage of home, as follows:
Base Charge = $2250 plus square foot cost listed below
first 1500 sq ft = $0
1501-2500 sq ft = $1.00/sq ft
2501-4000 sq ft = $0.80/sq ft
4001 sq ft + contact our office for pricing
mileage to the site may apply based on location
EXAMPLE #1 – 1500 sq ft home = $2250
EXAMPLE #2 – 3000 sq ft home
Base = $2250
1000 sq ft @ $1.00 = $1000
500 sq ft @ $0.80 = $400
TOTAL = $3650
